Tenant Information
We take great pleasure getting people moved into their new home. Whether staying in a property for 6 months or 6 years, it is still your home for that period of time. If there is a problem at the property (which hopefully there won’t be) we want to know about it, so we can rectify it as soon as possible.
We ensure that we have a good working relationship with our tenants and are pleased to report positive feedback compared to a number of our rivals. Although we have a dedicated lettings co-ordinator that will help you with any questions or issue you may have, all of our staff are approachable and amenable.
Landlord Information
We can take care of all the necessary requirements to let your property to minimise stress and effort for yourself as the following is required: Energy Performance Certificate (EPC): To comply with current legislation, an energy performance certificate (EPC) is required before selling or letting your home. We can arrange an independent company to provide this for you.
Gas Safety Certificate: Along with an EPC, a current gas safety certificate is a legal requirement when letting a property. The certificate lasts for 12 months, so it is advisable to get one done shortly before the tenancy commences. We can organise this to be carried out by an approved contractor. The certificate relates to any gas boiler or appliance in the property.
Photo ID: We will need a photo ID to comply with current money laundering regulations, as well as proof of address via an up to date utility bill or bank statement.
Property details: We expertly prepare a full detailed description of your home including high quality photography (professional photography is also an option), with emphasis on its major character/features.
Our experienced team of negotiators will visit your property so they are fully aware of the task in hand.
Marketing launch: We will always advertise our properties available to let with one of our distinctive ‘To Let’ boards. Despite the growth of internet property sites, we still find a high percentage of our enquiries and viewings come from our boards.
